Our pre-sale styling, home staging and comprehensive renovation services take your home to the next level of style and appeal. To ensure the whole sales process goes smoothly and successfully, however, there are a few essential things you need to do yourself. The effort will be worth it!
Consider street appeal. First impressions count and the front of your house is the first thing buyers see! Add pretty annuals to the garden, seed bare patches in the lawn, hire a high pressure cleaner to clean the walls and driveway, buy a smart new doormat and repaint the front door.
Clean your home until it sparkles. Maintain that level of cleanliness at all times during the sales period.
Keep it simple. Tone down your wall colours and other finishes to create a home that will appeal to a wide range of potential buyers. Paint is your friend…inside and out.
De-personlise. Buyers will feel discomfort if they feel they are invading your personal space. Pack away family photos that are on display and other personal items. It’s important that the potential buyer can visualise themselves and their own belongings in each room.
Update. Update your kitchen and bathroom so they are in line with current trends. Even repainting and replacing cupboard handles can make a difference. In living areas and bedrooms, fresh new soft furnishings, bed linen and accessories in the latest style can weave magic.
Repairs. Fix anything that is not working, however small, such as drawers that stick, taps that drip and cracks in windows.
DECLUTTER. One of the MOST important necessities! Get whatever you rarely use or need out of the house and put them in storage. The aim is to make each room look as spacious and orderly as possible.
Define your rooms. Make sure each room is presented as having a useful purpose. A very small bedroom, for instance, shouldn’t be presented as a storage room but as a smart family computer room or home office.
Be realistic with your price. Do your own research and compare your home against comparable properties that have sold recently or are on the market in your area. Importantly, this research also protects you from agents talking you down on price to get a quick sale.
Advertise! Don’t “secretly” put your property on the market. You need to advertise to let buyers know about your property. Work closely with your agent to ensure they are marketing your
home effectively.
Communicate. Keep the lines of communication open with your selling agent at all times and make sure they give you regular feedback on buyers' comments. Work with them in getting your objectives met.
Lighting. Ensure all light bulbs are working and look at which light fittings might be worthwhile updating.
